HVAC

How Your Furnace Actually Works

The combustion cycle, heat exchanger, and blower assembly — explained simply.

Your furnace pulls in cold air, sends it past a heat exchanger warmed by burning natural gas, and pushes the heated air back through your ducts. The heat exchanger is the critical component: if it cracks, carbon monoxide can leak into your home. That is why we pressure-test it every single visit.

Takeaway: Schedule a furnace inspection every fall before heating season. A cracked heat exchanger is a CO risk — don't skip it.

Plumbing

Why Water Heaters Fail Early

Sediment, anode rods, and the one maintenance step that doubles lifespan.

Sediment settles at the bottom of your tank and insulates the water from the heat source. The burner then runs longer and hotter, stressing the tank walls. Flushing the tank annually and replacing the sacrificial anode rod every 3–5 years prevents most premature failures.

Takeaway: Flush your water heater every year and replace the anode rod every 3–5 years. These two steps alone can double the life of your tank.

Electrical

Your Electrical Panel, Demystified

Breakers, bus bars, and what that buzzing sound really means.

Your panel distributes power from the utility through bus bars to individual circuit breakers. Each breaker is sized to protect the wire gauge on its circuit. A buzzing breaker usually means a loose connection on the bus bar — a fire risk that needs immediate attention. We torque-check every lug during inspection.

Takeaway: A buzzing or warm breaker is not normal. Call a professional immediately — loose bus bar connections are a leading cause of house fires.

AC Refrigerant: The Pressure Story

Why charge level matters more than you think — and how we measure it.

Refrigerant charge is the lifeblood of your AC system. Too little and the compressor overheats; too much and liquid slugging destroys it. We use digital manifold gauges to measure superheat and subcooling — the only accurate way to verify proper charge regardless of outdoor temperature.

Takeaway: Never let a tech add refrigerant without measuring superheat and subcooling first. Guessing the charge destroys compressors.

The Dryer Vent Fire You're Ignoring

Lint buildup, airflow restriction, and why this is the most skipped home safety task.

Dryer fires account for over 15,000 house fires per year in the US. The cause is almost always lint buildup in the exhaust vent restricting airflow, causing the heating element to overheat. A clogged vent also makes your dryer run longer, increasing energy costs. We clean and inspect the full duct run — not just the trap.

Takeaway: Clean your dryer vent duct at least once a year, more if you do heavy laundry. It takes 30 minutes and prevents one of the most common house fires.

Plumbing

What's Actually Inside Your Walls

Supply lines, drain stacks, and why you should know before you renovate.

Most homes built before 1990 in Raleigh have copper supply lines and cast iron drain stacks. Copper is durable but corrodes at joints over time. Cast iron is quiet and long-lasting but prone to cracking and root intrusion at the base. Before any renovation that touches walls, you need to know what's behind them — we map it before you demo.

Takeaway: Before any wall demo or renovation, have a plumber identify what's behind the drywall. Cutting a supply line or drain stack mid-project is an expensive surprise.

Gutters: The Cheapest Flood Prevention

How clogged gutters destroy foundations, siding, and basements.

Gutters exist to move water away from your foundation. When they clog, water overflows and pools against the house. Over time this saturates the soil, causes foundation settling, and drives moisture into your basement or crawlspace. A $150 gutter cleaning prevents thousands in foundation repair. We flush the full system and check downspout extensions.

Takeaway: Clean gutters twice a year — spring and fall. Make sure downspouts extend at least 4 feet from the foundation. This is the cheapest flood prevention available.

GFCI Outlets: Where They're Required and Why

Ground fault protection, code requirements, and the test you should run monthly.

GFCI outlets detect tiny current imbalances — as small as 5 milliamps — and cut power in 1/40th of a second, fast enough to prevent electrocution. Code requires them within 6 feet of any water source: kitchens, bathrooms, garages, outdoors, and unfinished basements. Many older homes are missing them. We test and install to current code on every visit.

Takeaway: Press the TEST button on every GFCI outlet monthly. If it doesn't trip, the outlet has failed and needs replacement. Takes 10 seconds and could save a life.
